Transforming a 70 sqm parking site into a four-storey family house

31 Saltram Crescent is a compact four-storey house in West London, designed by Ivan Solianik on a former parking plot within an existing terrace in the borough of Westminster.

The site measures less than 70 sqm and was previously occupied by two parking spaces. Its narrow proportions and position within a dense urban fabric defined the project from the outset, requiring the development of a full family dwelling within highly constrained dimensions.

The house is organised as a vertical sequence of spaces, where circulation becomes a primary architectural element. Rather than separating functions into fixed rooms, movement through the building is used to connect living, working and storage areas across four levels.
Natural light enters from both the street and the rear garden, allowing the interior to extend visually beyond the limits of the plot. Openings are positioned to maintain depth through the house and to establish a continuous relationship between interior spaces and the surrounding context.

The internal layout accommodates three bedrooms and three bathrooms, arranged to maximise usable area while maintaining clarity of movement. Storage, stairs and transitional zones are integrated into a single spatial system, reducing the need for additional partitions.
Material choices are restrained, with a focus on durability and continuity across surfaces. Timber elements are used to define key spatial moments, particularly within circulation areas, while the overall palette remains minimal.
Completed in 2025, the project transforms a residual urban site into a fully developed residential building, demonstrating how small plots within central London can be adapted into functional and spatially coherent housing.
